OryxAlign appointed to deliver network system for Lower Marsh redevelopment.

OryxAlign has been appointed to deliver the converged network system for a major commercial retrofit in Waterloo. The network will support all landlord-controlled building services and underpins the ongoing transformation of 1–5 Lower Marsh, a well-known site located within one of the capital’s oldest conservation areas.

The building is being reworked into a modern workspace that retains its original character while incorporating new systems to support secure operations and building-wide connectivity. OryxAlign will be responsible for delivering the infrastructure that supports building management systems and critical services across landlord-managed areas.

OryxAlign’s scope will be delivered over a two-month programme. During this phase, the project team will coordinate closely with the wider retrofit programme to ensure systems can be installed and commissioned in line with legacy building conditions. Working within the constraints of the original structure, the project will require careful design coordination to accommodate modern systems without compromising airflow, performance or serviceability.

“Retrofitting this type of building presents a specific set of conditions. The structure was not originally intended to support converged digital infrastructure, but the expectation is that it will perform to the standards of a smart, sustainable workspace,” said Stuart Miller, Data Centre and Construction Lead at OryxAlign. “This kind of work allows older buildings to support newer technologies without relying on temporary fixes or bolt-on systems.”

The converged system will support services such as access control, video surveillance, lifts and environmental systems, all connected through a unified infrastructure. This approach avoids duplication of hardware and provides a scalable platform that simplifies building management and strengthens system resilience.

Lower Marsh is a longstanding commercial and cultural area in central London, home to one of the city's oldest street markets. The 1–5 Lower Marsh project is part of a wider wave of investment intended to bring updated infrastructure and new working spaces to the area while preserving its architectural character.

OryxAlign’s work reflects a growing trend in London retrofit projects, where digital infrastructure is no longer considered a secondary service but a core element in making older buildings viable for future use.
